Island Estate
A neighborhood named after a split in the water at the north end and a reconnecting two and a half miles to the south, producing an island, is situated spectacularly in the Intracoastal Waterway. The homes and lots in the Island Estates neighborhood are located on either the Intracoastal Waterway (western side) or the Florida East Coast Canal (eastern side) (eastern side). Residents of this Island paradise enjoy security and seclusion thanks to a gated bridge across the Canal. Due to the minimal boat traffic on the Canal, homesites on the Intracoastal side of the Island are perfect for enjoying the passing boat traffic, but homesites on the eastern side offer more solitude. Lot lines extend to the centerline of the Canal right-of-way, which is a distinctive characteristic of Canal-sited properties. The Island’s residences cater to a wide range of needs, from year-round living to a secondary residence. The general design motif is inspired by the colors and external design elements of the most renowned and traditional Mediterranean residences. All new home construction and existing home changes must adhere to this concept, as determined by a rigorous design review and approval procedure. The site placement of the residence on the property, as well as the surrounding landscape design, are all approved during the assessment process. Twenty-foot minimum construction side-setbacks guarantee a high amount of separation between houses. The neighborhood developed dramatically during the 1990s and early part of the new century, as the developer phased in additional areas of the neighborhood, starting with the first residences in 1991. Residents have access to the ocean via the Hammock Dunes private, gated walkover, which is located immediately east of Island Estates. The occupants of the island have a variety of choices. The aquarium, which serves as a rescue and rehabilitation facility, contains natural habitats for dolphins, sea turtles, otters, and white pelicans. The marina in the region serves as a launch pad for water sports and bay cruises. Casual cafe-style meals, seafood, and sushi are served at restaurants along the Windward Passage and Island Way. Island Estate is situated in a fully working community with everything you need, such as banks, grocery stores, a post office, restaurants, and pubs with live entertainment. It’s adjacent to Clearwater Beach, where you may swim, shop, and enjoy a variety of water sports.
